CHALLENGE

Developer Alberto J. Perez of AJP Ventures controlled a key corner site in the heart of Coral Gables, Florida. Strategically situated at the corner of Ponce de Leon Boulevard and Catalonia Avenue, the property was the perfect location for a mixed-use office/retail project. With office leasing conditions still soft from the economic recession, obtaining favorable lending for new speculative developments was quite difficult.

SOLUTION

AJP Ventures retained Robinson and his team to help secure an anchor tenant, which would provide the momentum necessary to secure financing and launch the project. Robinson and his team drilled down into the potential prospects that were or could be in the market, were able to perform, and would be able to share the vision for this spectacular project that would redefine Coral Gables Class A Office Buildings.

They identified Zubi Advertising and began their due diligence. One of the nation’s largest Hispanic advertising agencies, Zubi Advertising, has earned International recognition and was continuing to grow. Headquartered in Miami, the 36-year-old firm partnered with AJP Ventures and became the named tenant on The Building.

The Building features a striking architectural design, including a true floor to ceiling curved glass curtain wall on the southeast corner of the building, as well as a unique roof top amenity for its tenants. It has been recognized for excellence by The City of Coral Gables and the National Association of Office and Industrial Properties (NAIOP).
